Repair or reroof: how to tell which your roof needs

Most tiled roof problems start in one place. The question is whether they have stayed there.

When a repair suits

A repair suits a problem that is local: a cracked tile, a section of failed pointing, one valley, or the flashing around a single chimney or skylight. Fix the failed detail and the rest of the roof carries on.

When the whole roof needs a look

  • Leaks keep coming back in different places after repairs.
  • Tiles are cracking, crumbling or losing their surface across several parts of the roof.
  • The pointing and bedding have failed along most of the ridges and hips.
  • The timber battens under the tiles have deteriorated.

What reroofing involves

A reroof starts with stripping the old tiles back to the battens. With the roof open, the battens and frame can be checked before the new roof goes on.

Shane posted one of these in September, with footage of the tiles coming off row by row.

Weighing it up

Repeated leaks and wear across several parts of the roof are reasons to talk about reroofing. A single failed detail usually is not. Photos from the ground and a note of where problems have shown up help Shane talk through which applies.

Send the property suburb, where the problem shows and any safe ground-level photos. Shane can talk through what the job may involve.
